Sealant work in Maartensdijk
Maartensdijk is a village with a small centre and a lot of countryside around it. That means an address here is rarely just a house: there is often a barn, a stable or a storage shed as well. Those call for different products from a brick facade, and it is sensible to include them in one go.

What matters in Maartensdijk
House and barn in one yard
A compact village centre with homes, and around it scattered buildings with farmhouses, barns and outbuildings on spacious yards.
In the centre there is a mix of pre-war and post-war homes with timber window frames and masonry; whatever is in there from before 1994 counts as suspected of containing asbestos until testing shows otherwise. Around it lies the countryside with farmhouses and outbuildings. There you come across three or four substrates within one yard: brick on the house, profiled steel sheeting or corrugated sheeting on the barn, concrete in the plinth and untreated timber in the outbuildings. Each of those calls for its own product and sometimes a different joint width, because the elements do not move in the same way.
What makes an address here different from a terraced house in the city is that it is almost never about one building. That is an advantage if you go about it cleverly: we are coming anyway, so several buildings in one visit is considerably cheaper than three separate appointments. It does mean that during the site survey we go round everything, including what you would not think of as sealant work yourself.
In the centre we simply park at the door. In the countryside the access route is the point to watch: a narrow access track, soft ground or a yard that turns soggy after rain is not a good idea with a fully loaded van. We would rather ask that in advance than get stuck. For taller barns we look at whether we can get up to height with what fits on the yard; not every aerial work platform can get onto an unpaved yard.
Fifteen kilometres from our base, a twenty-minute drive. Close enough to come out for smaller jobs too. Because an address here often includes several buildings, we prefer to plan one longer visit rather than several short ones; that is cheaper for you and more efficient for us.

The work here
What we do most often in Maartensdijk
Barns and outbuildings
On profiled steel sheeting, corrugated sheeting and coated steel an ordinary facade sealant does not adhere permanently, and those sheets expand considerably in the sun. That calls for a product that both grips that surface and follows that stretch. We base the joint width on the expected movement and not on what was there, because that was often too narrow to begin with.
More about this serviceHouse in the centre
The homes here generally have timber window frames with a connection joint to the masonry that has hardened after decades and comes away on one flank. Water that gets behind it can no longer get out. We take the joint out, assess whether the timber underneath is still sound and only then put in something new.
More about this serviceSanitary areas and wash rooms
Besides the ordinary bathroom, many addresses have a wash room or utility room that is used more intensively and ventilated less well. That is exactly where sealant breaks down faster. We replace the joint and say so if the ventilation cannot cope with the use, because otherwise the same problem will be back in two years.

Which sealant on what, and what it costs
The substrate decides the sealant
In one yard the requirements are far apart. Brick on the house is porous and has suction; on older masonry a primer goes on first, because otherwise the brick draws the binder out of the sealant. Painted timber needs the paint layer to be firmly attached, because the sealant adheres to that and not to the timber underneath. Coated steel and profiled steel sheeting are smooth: there a product is needed that adheres specifically to that coating, and the expansion of large metal surfaces also calls for a good deal of stretch. Concrete is alkaline and dusty at the cut face and has to be clean before anything goes on. Untreated timber soaks up moisture and moves more than painted timber. We choose per building and not per address.
Costs and lead time
What you pay depends on metres, accessibility and the number of different substrates, because each product needs its own preparation. Several buildings in one visit is clearly cheaper than separate appointments: you then pay the fixed part of the price once. For buildings from before 1994 the asbestos test comes before the quote for the work. For a bathroom we generally allow half a day; for a barn facade it depends heavily on the length. You get the amount in advance, with the curing time included so you know when everything can be used again.
Two routes
Business or homeowner in Maartensdijk
For agricultural businesses and contractors in the countryside it is about long lines on steel, concrete and timber, which suit a fixed price per metre well. We check in advance whether the yard will bear the van and any equipment, because that determines the lead time more than the work itself. In the centre it is about regular maintenance on homes. In both cases we record per building with images what has been carried out, so that nothing is unclear afterwards.

What people in Maartensdijk ask most often
Can you do my barn and my house as well?
Gladly, in fact, and it is considerably cheaper than two separate appointments. Travelling out, unpacking and clearing up is the fixed part of every job; you pay for that once if we do everything in one visit. We do ask during the site survey to go round everything, including what you would not think of as sealant work yourself: a connection at corrugated sheeting or a plinth certainly counts, and it is often forgotten until water gets in.
Why can ordinary facade sealant not go on my barn?
Because the surface is smooth and the movement is large. Profiled steel sheeting and coated steel have a coating that a standard facade sealant does not adhere to permanently; it comes away within a season. On top of that, large metal surfaces expand considerably in the sun, so the joint between them makes a much larger movement than a joint between two bricks. So it needs a product that grips that coating and can cope with that stretch. That is a different cartridge, not a different colour.
Can the van actually get to my yard?
We would rather ask that in advance than get stuck. A narrow access track, an unpaved yard that turns soggy after rain or a low gateway are awkward with a fully loaded van, and for an aerial work platform even more so: that needs ground that can bear the weight. Let us know when you send your request what the access route looks like and how high the highest point is that we need to reach, and we come with the right equipment or tell you in advance that it has to be done differently.
My utility room keeps getting mould. How is that possible?
Usually through a combination of intensive use and too little ventilation. A wash room or utility room often has more water to deal with than a bathroom, while there is rarely good extraction. The moisture then lingers and soaks into the sealant, where the mould starts growing in the material itself. Replacing the joint solves it for the moment, but without better ventilation it comes back. We tell you that honestly.
How long does sealant work on a barn last?
Not as long as on a house, and that is down to the exposure. Metal sheets expand more than masonry and a barn facade usually stands unsheltered, so wind, rain and sun hit it unfiltered. With the right product you get good years out of it, but do not count on the same lifespan as with a sheltered house facade. During the site survey we say per building what we expect, so that you can plan the maintenance instead of being surprised by it.
