For VvEs and property management
Sealant work that fits the long-term plan
Sealant joints on the building envelope are periodic maintenance, just like painting. We carry them out as planned work, per stairwell or per block, and hand over with videos you can show to the board or the owner.

Why it matters
A sealant joint is the cheapest safeguard there is
Behind a sealant joint that has let go, there is water. Water in a facade means wood rot in the window frames, damp in the cavity and in time damage to the brickwork. Those are the items that blow up a long-term budget, and they begin with a joint that costs a fraction of what they do.
Sealant work on the shared building envelope is not a matter for individual owners either. It falls under the maintenance that the association or the owner carries, just like the painting of the window frames. That makes it something you can plan, instead of a discussion per flat.
Where we work
- Galleries and balconies: edge sealing and expansion joints
- Facade joints between concrete elements and brickwork
- Window frame connections and glazing sealant
- Stairwells, entrances and storage corridors
- Bathrooms and kitchens on change of tenancy
How we go about it
From site survey to report
Site survey on location
We walk through the complex and measure up the joints. You get an overview of what needs doing now and what can wait another round, even if that means you spend less this year.
Quote with unit prices
A price per metre for each joint type, with a tiered rate on the total. That way you can put it next to your long-term estimate without doing any sums.
Planning with residents in mind
We work per stairwell or per block, so residents know when we are where. Working while homes are occupied is possible; let us know.
Carried out by the same people
The same team from start to finish, with one point of contact for the board or the manager.
Video report per building element
Before and after, per stairwell or facade. Usable for the meeting, the owner or the maintenance file.
Questions we often get
Short answer
How long does a sealant joint actually last?
That depends on the location, the substrate and how much sun and movement it has to take. An external joint facing south has a far harder time of it than a joint in a stairwell. At the site survey we say what we expect per building element, instead of one figure for everything.
Can you handle a whole complex?
We start with five people and scale up with self-employed professionals whom we direct ourselves. Want to know what is achievable in a week at your complex? We work that out at the site survey, based on the metres we have measured.
Do you work on the inside as well?
Yes. Bathrooms and kitchens on change of tenancy, sanitary fittings in communal areas and floor connections in stairwells and corridors.
What if there is asbestos in the old sealant?
For buildings from before 1994 we allow for that. If we suspect the sealant contains asbestos, we stop and report it. Survey and removal belong with a certified company. We cut nothing out that we are not sure about.
How does the invoicing work?
For business clients we invoice with VAT reverse-charged when we work as a subcontractor. The payment term is 14 days from the invoice date. On larger projects we work in instalments, which are then set out in the quote.
