Long-term maintenance plan (MJOP)
Include sealant work in the MJOP?
Stevig also draws up MJOPs for sealant work. We inspect the joints, map out the maintenance needs and translate this into a clear multi-year schedule with expected maintenance and replacement moments.
For facade elements, the VMRG requires at least one inspection every two years, with the first inspection within one year of handover. We prefer to carry out this check in the cold season. The building components have then contracted and the joints are at their widest, which makes any defects easier to see.
Want a solid MJOP you can rely on?
Boundaries
What we do and do not take on
A specialist who takes on everything is not a specialist. This is where we draw the line.

What we do
Applying new sealing and replacing existing sealant
Cutting out, leaving the joint flanks clean, rebuilding with a backing rod.
Joints that still need to be dimensioned
We calculate the width from the movement the joint has to accommodate.
Projects throughout the Netherlands
Work at private homes within roughly 75 kilometres of Utrecht.
Fire-resistant joints and seams
This is done with a tested system, so tell us which system your specification prescribes.

What we do not do
Cutting out glazing sealant and putty from before 1994
That is suspected of containing asbestos: first an inventory and a demolition notification, then a certified asbestos removal company.
Sealing on a substrate that will not hold
If the tiling is loose or wet, we report it and we do not seal.
Working with sealant that you supply
We choose the product to suit the substrate, and we give no guarantee on someone else's material.
Filling joints that cannot be sealed
We assess the width, depth, substrate and expected movement of the joint in advance. If the joint construction is not suitable, we say so honestly and advise a more durable solution. That way we prevent cracking, loss of adhesion and unnecessary repairs.
