For industry and commercial property
Sealant work that has to take load and movement
Durable sealant work for industrial units, production sites, warehouses and commercial buildings. From floor and wall junctions to window frames, facade joints and expansion joints, for new build, renovation and maintenance.

Where it gets stuck for you
Three kinds of load on one joint at the same time
Joints in industrial floors, parking decks and plant rooms take load, chemicals and movement all at once. A forklift drives over them, oil or a cleaning agent gets on them, and the floor itself moves with the temperature. A sealant chosen for one of those three lets go on the other two.
We choose the sealant on what actually goes over it: traffic, oil, cleaning agents or standing water. That is the question we ask at the site survey, and the answer matters more than the rate per metre.
On a joint that is walked or driven over, the shape counts just as heavily. The width follows from the movement the joint has to take up, and the depth from the width: divided by three, plus six millimetres. Without backing rod the sealant bonds on three sides and tears open as soon as the floor moves.
Where we work
- Expansion joints in industrial floors and parking decks
- Floor and wall junctions in production areas
- Hygienic wall panels in the food industry
- Sandwich panels and facade cladding
- Window frames, doors and glazing sealant
- Facade joints between concrete panels and brickwork
- Sanitary areas and pantries in the office block
How we go about it
In phases, so you can keep working
Survey, asking what goes over it
Which traffic, which substances, how much movement and how often it is cleaned. That gives us the type of sealant and the shape of the joint.
Phasing agreed with you
Work in phases, so part of the floor or the unit stays in use. With flexible working hours we fit around your production process, so that work can carry on as much as possible.
Quotation per linear metre
A unit price per joint type with tiers on the total, so a second unit can be priced up without a new quotation.
Carried out by the same people
The same team from start to finish, with one point of contact. That helps on a site you cannot simply walk into.
Handover with a video report
A video report per phase, usable for your maintenance file.
Food industry
Hygienic sealant work in production areas and industrial kitchens
In a room where food is prepared or processed, the wall has to be smooth, impervious, non-absorbent and washable, and it has to be possible to clean and where necessary disinfect it. That is what the European hygiene regulation (852/2004) says. It is why hygienic wall panels there are sealed all round: every open joint is a place where moisture and food residue get in behind and where bacteria and mould grow.
This is different work from a sanitary joint. The sealant has to stand up to the cleaning and disinfecting agents that go over the wall every day, and where contact with food is possible the manufacturer has to state that the product is suitable for it. An ordinary sanitary sealant is not that by default. We choose the product on those grounds and record per project which product was used, with the technical data sheet and the manufacturer declaration, so that it fits into your hygiene file.
As soon as materials can come into contact with food, Regulation 1935/2004 applies as well: they must not transfer anything to the food in quantities that could endanger health or change the food. We choose the sealant on that too.
What we seal
- Joints between hygienic wall panels: FRP, PVC and sandwich panels
- Wall-to-floor junctions and skirtings
- Internal and external corners
- Frame and door junctions
- Pipe and cable penetrations
- Cold stores and freezer rooms
- Production areas, wash-up rooms and industrial kitchens
- Removing and replacing sealant that has degraded or let go
Questions we are often asked
Short answers
Can you hand over a liquid-tight floor?
We put the joints in and choose the sealant on what goes over them. Inspecting and approving a liquid-tight floor is a separate inspection by a body appointed for it; we do not do that. What we do is carry out the joint so that it can stand up to that inspection.
Do you do fire-resistant sealing?
Yes, we apply fire-resistant joints on a tested system. Tell us at the request stage which penetrations and which wall it concerns, and we will look at what is needed.
Why does our floor joint tear open every year?
Usually because the joint is too narrow for the movement it has to take up, or because it is stuck to the bottom. With backing rod the sealant bonds to the two flanks only and the middle can stretch. Without backing rod it bonds on three sides and tears at the first movement.
Can you work while production carries on?
Often yes, in phases and around the process. Tell us what cannot stand still and we will say which part we take on when.
Are you HACCP certified?
HACCP is your own food safety system, not the sealant applicator's; there is no separate HACCP certification for sealant work. We work to your hygiene protocol, use a sealant for which the manufacturer states suitability for the food industry, and supply the data sheet and that declaration for your file.
Can you work to our IFS or BRCGS protocol?
Yes. Tell us beforehand what your protocol requires in terms of materials, recording and access, and we will set that out in the quotation: pre-approved products, product sheets, batch numbers and the hours we are allowed to work.
How does invoicing work?
As a subcontractor we invoice with VAT reverse-charged. The payment term is 14 days from the invoice date. On larger projects we work in instalments; those are set out in the quotation.
What guarantee comes with it?
2 years on the work carried out. Movement and working of the structure fall outside it; that is why we measure the joint width beforehand against the movement it has to take up, and say so if that width is wrong.
