Where it gets stuck for you
Every day you are closed costs you takings
A sealing job in a restaurant or shop is rarely big. The awkward part is the time: it has to fit between closing and opening, or into a day you are shut anyway. So we cut the work up beforehand into pieces that fit that window, and say honestly what will not fit.
What does take time is the curing. Sealant cures at roughly two to three millimetres a day, so a joint six millimetres deep is only properly hard after two days. Water over it before it has closed is exactly how you end up looking at it again within six months.
And in a kitchen, behind a bar or in a wet room a failed joint is a problem at your next inspection within the week. What we do about that is hand the joint over closed and cleanable; the inspecting itself we leave to the inspector.
Where we work
- Worktops, sinks and splashbacks in the kitchen
- Bar, taps and the floor junction underneath
- Sanitary areas: toilets, basins and shower rooms
- Floor and wall junctions in cold stores and work areas
- Shopfronts, display windows and glazing sealant
- Window frames inside and out
Trade knowledge
Natural stone needs a different sealant
A worktop in natural stone or composite is porous. An ordinary silicone sealant releases plasticisers into it, and those draw into the stone. The result is a dark edge along the joint that will not come out again, not even with cleaning. You only see it after weeks, when it is too late.
So on natural stone and composite we use a sealant with chemically bound plasticisers. That costs a little more per cartridge and saves a worktop you would otherwise have wanted to replace.
The same goes for cleaning products. Chlorine-based and abrasive cleaners wash the fungicide out of the sealant and leave the edge porous. After that mould comes back faster than it did before. That is useful information for your cleaning instructions, and we hand it over with the work.
How we go about it
Short, tightly scoped and cleared up
Photos and measurements up front
Send a few photos and the length of the joints. That tells us whether it fits into one night or whether you need a day for it.
Price per linear metre
A rate per metre for each joint type, with tiers on the total. No hourly billing after the event.
Scheduled around your opening hours
We say up front what fits into the window you have. Whatever does not fit we schedule separately instead of half finishing it.
Carried out and cleared up
Short jobs, tightly scoped, and we clear up when we are done. The space goes back clean.
Curing time in writing
You get it in writing how long to stay off the joints. Allow two days of curing before water can go over them again.
Questions we are often asked
Short answers
Can you work at night or on a closing day?
Tell us what you need and we will look at what is feasible. We would rather say no beforehand than leave you with half a kitchen open at six in the morning.
Does the kitchen have to be completely empty?
Not completely, but the joint and half a metre around it do. Anything standing loose on the worktop comes off; built-in appliances can usually stay where they are.
Why will that black edge along my old joint not come off?
That is oil from the sealant that has drawn into the natural stone. Cleaning does not help, because it is in the stone and not on it. When we replace the joint we take the old sealant out completely and use a sealant that does not do this, but it will not remove the staining that is already there.
What about the invoice?
As a subcontractor we invoice with VAT reverse-charged. The payment term is 14 days from the invoice date.
What guarantee comes with it?
2 years on the work carried out. What is and is not covered is set out in our terms and conditions and in the quotation.
