Where it gets stuck for you
Half a day of disruption is already too much here
People live there, pupils are in the classroom or a reception desk is open. The building cannot close, so the work has to fit around the use. That makes the order of work more important than the speed: one room finished at a time, and known in advance which one.
In a washroom a closed joint is not a finish either, it is hygiene. Where there is a gap, water stands, and where water stands you cannot clean. That is why this work comes round sooner in care and education than it does in an office.
We seal wet rooms, kitchens and washroom blocks, and the perimeter joints where air and sound can get through. We finish room by room and agree beforehand which room is done when.
Where we work
- Washroom blocks, shower rooms and toilet areas
- Kitchens, pantries and serving counters
- Floor and wall junctions in wet rooms
- Window frames inside and out, plus glazing sealant
- Perimeter joints where air and sound can get through
- Facade joints and expansion joints during renovation
How we go about it
A work plan before anyone sets foot inside
Walk round with the building manager
We go through the rooms and note down per room what needs doing and how long that takes, curing time included.
Order of work agreed with you
You know which room is free when. That order is our starting point, not our own route.
Work plan with the days in it
You get a work plan up front with the order of the rooms and the days we are there. That is the document you can forward to the people who work in the building.
Finish and clear up room by room
A room only reopens once it is finished and clean. We do not leave half-done work behind to get started somewhere else.
Handover with videos
A video report per room, usable for your maintenance file and for putting the next round out to tender.
Questions we are often asked
Short answers
How long is a shower room out of use?
The sealing itself is a matter of hours. What determines the time is the curing: roughly two to three millimetres a day. So a sanitary joint six millimetres deep is properly hard after two days. Allow two days before water can go over it again.
Does it smell, and can people carry on working next door?
Fresh sealant does have a smell, and how strong depends on the type. In a room that stays in use we choose a low-odour sealant where we can and make sure there is ventilation. Where that is not possible we say so beforehand, so you can plan the room in.
Can you work outside opening hours?
Tell us what you need and we will look at what is feasible. We would rather say no beforehand than sorry afterwards.
What if there is asbestos in the old sealant?
In buildings from before 1994 we allow for it. If we suspect asbestos-containing sealant we stop and report it. Survey and removal belong with a certified asbestos removal company.
How is the work invoiced?
As a subcontractor we invoice with VAT reverse-charged. The payment term is 14 days from the invoice date. On larger contracts we work in instalments; those are set out in the quotation.
What guarantee comes with it?
2 years on the work carried out. What is and is not covered is set out in our terms and conditions and in the quotation, with no small print.
