Sealant work in Leusden
Leusden was largely built in two decades, and for sealant work that is a useful fact: what was applied in the same period also gives out at roughly the same time. Homes from the seventies and eighties have now been out in the weather for forty to fifty years. The original facade sealant that is still in them has done its job.

What matters in Leusden
A village from two building decades
Large-scale housing from the seventies and eighties around a planned centre, with an older village ribbon and a second settlement in the countryside around it.
Most of the housing stock stands in districts that were designed and built in one go: terraced houses and semi-detached houses with the same window frames, the same detailing and the same sealant from the same period. Anything applied before 1994 is suspected of containing asbestos until the opposite is established, and here that affects a large share of the facades. Along the older village ribbon stands scattered, often detached, building stock that calls for its own assessment per building. In the countryside lies a second settlement with agricultural buildings, where different dimensions and different substrates come into play than in the built-up area.
What makes Leusden useful is the simultaneity. In a village that has grown over two centuries, you run into a different year of construction from one facade to the next. Here whole neighbourhoods are from the same year, with the same problem at the same moment. That makes commissioning the work together attractive: one site survey for several homes, one start-up, and a price per metre that comes out lower than for one address on its own.
Leusden is spaciously laid out, with wide streets, parking courts and a lot of greenery between the housing blocks. Parking is public and free almost everywhere, and we usually park right outside the door. What we watch out for is the planting: at homes from this period, after forty years the growth often stands right up against the facade, and then we cannot get at the bottom metres. We say so at the site survey, so that you can prune beforehand instead of us delivering half a job on the day itself.
Thirty kilometres by road, half an hour's drive. Far enough that the call-out charge visibly counts, close enough for an ordinary bathroom job. For business work we schedule Leusden together with Amersfoort or Soest, because those three lie within ten minutes of each other and one trip then serves several addresses.

The work here
What we do most often in Leusden
First-generation facade sealant
The junction between window frame and brickwork here often still carries the material from when the house was built. After forty years it is hard, shrunk and has let go on one flank. Water that gets in behind it no longer gets out and attacks the timber where you cannot see it. Because it dates from before 1994, it is tested first before we put a knife in it.
More about this serviceExpansion joints in the housing blocks
Long rows of houses have expansion joints that give the brickwork room to expand as the temperature changes. If that joint goes hard, the stress moves to the weakest point and you see cracking in the brickwork itself. We determine the width from the movement to be expected and not from what was in there.
More about this serviceBathroom and kitchen
Homes of this age have often had their bathroom renewed twice, but the sealant around the bath or the shower tray is usually older than the rest of the room. Dark edges mean mould in the material. Cleaning only removes the top layer; what sits underneath grows back within weeks. The joint has to come out.

Which sealant on what, and what it costs
The substrate decides the sealant
In homes from these two decades you come across three kinds of flank. Painted hardwood or softwood is the most common: there the sealant adheres to the paint layer, so if that flakes or comes away, the new joint will later come off with the paint. We then sand back to sound material, even if that costs an extra hour per facade. Brickwork from this period is harder and less porous than pre-war work and usually needs no primer, but it does need a clean and dust-free cut face. Where plastic window frames were fitted in later years, the choice of sealant changes completely: plastic is smooth, expands strongly in the sun and calls for a product that adheres to it specifically. Which of the three is there, we only see once the old joint is out.
Costs and lead time
The quote is built up from metres, accessibility and whether something has to come out before something can go in. With this year of construction, cutting out is the largest part of the work, because forty-year-old sealant is stuck fast and does not come out in one pull. If the test shows that it contains asbestos, the method changes and so does the amount; you hear that before anything happens and not when the bill comes. For a bathroom we usually allow half a working day, for the window frames of a mid-terrace house a whole one. Curing takes longer than the work itself; those days are in the schedule you get with the quote.
Two routes
Business or homeowner in Leusden
For housing associations, property managers for homeowners' associations (VvE) and painting contractors this is favourable work: hundreds of homes from the same year of construction, close together, with identical details. One site survey is enough for a whole complex, and that keeps the price per metre keen. The asbestos question belongs in the planning and not halfway through the work; we include it beforehand. Handover is per address with images, so that you can account to residents for what has been carried out.

Questions from Leusden
What people in Leusden ask most often
My house dates from 1979. What does that mean for the sealant?
Two things. First, that the original facade sealant is well past its service life; no product lasts forty-five years. Second, that it dates from before 1994 and is therefore suspected of containing asbestos until testing shows otherwise. We cut nothing out before that is established. Having a sample tested costs little and takes little time, and only after that can we say what the work costs and how we will go about it.
My neighbours have the same problem. Is it worth doing it together?
In Leusden almost always, because whole neighbourhoods date from the same year and are therefore due for replacement at the same time. The fixed part of the price is in the call-out, unpacking, masking and clearing up. You pay that once if we do several homes on the same day in the same street, instead of per address. With three or four homes that makes a noticeable difference per house. Mention it when you make your request, and we put it into the quote that way straight away.
There is a crack in my brickwork. Is that caused by the sealant?
Usually the other way round. Brickwork expands when it warms up and shrinks back again as it cools. That is what the expansion joints in the facade are for; they have to be able to follow that expansion. If such a joint goes hard, it can no longer do so and the stress looks for the weakest point, and that is then the brickwork itself. So the crack is the result and not the cause. Repair therefore starts with the joint and not with the brick.
Do I need to prune before you come?
If the growth stands against the facade, yes, and with homes of this year of construction that is regularly the case: forty years of garden keeps growing. We need room to be able to work along the bottom metres and to be able to draw the joint in one movement. If a mature hedge stands against the brickwork, we say so at the site survey so that you can arrange it. Otherwise we deliver half a job or have to come back.
How long before I can shower again?
Allow two days. Sealant cures from the outside inwards, roughly two to three millimetres per twenty-four hours, and a sanitary joint is six millimetres deep. The outside already feels dry after a few hours, but the core is not. If you run water over it sooner, you load the joint at exactly the moment it can take the least. We say this in advance so that you can arrange another shower if necessary.
