Sealant work in Ede
Under the core of Ede there is sand. On the west side, towards Ederveen, there is clay and peat in the valley. So settlement is rarely the cause here when a facade joint cracks. It is almost always temperature: concrete, aluminium and plastic each expand differently. That is what we calculate the joint for.

What matters in Ede
The sand barely settles, the facade still moves
A village core with post-war extensions, large districts from the 1970s and 1980s, and new build on the vacated barracks and factory sites on the east side.
Veldhuizen was built in phases, from the 1960s into the 1980s; Maandereng dates from the 1970s and 1980s. Terraces where the timber window frames have often since been replaced by plastic, and it is precisely that connection joint to the brickwork that moves the most. Rietkampen dates from the early 1990s. Kernhem was built around the turn of the century, with powder-coated aluminium and large areas of glazing. On the Enka site and the barracks sites on the east side, old buildings with steel windows stand next to prefab new build, two kinds of sealant work in one and the same street.
What sets Ede apart is that settlement plays almost no part in the core. On sand a building settles far less quickly than on peat or clay. So the movement a joint sees comes from heat, and that can be calculated: concrete expands 10 to 12 millionths per degree, aluminium well over double that, plastic seven times as much. The joint width follows from that difference: the greater the difference in expansion, the wider the joint has to be.
The municipality of Ede is large. From Ederveen to Otterlo is a good half hour's drive, with villages in between. If you are in Lunteren, Harskamp or Bennekom, say so straight away. Then we know in advance how much driving time is added and you see that reflected in the quote. In the centre there is paid parking and the loading and unloading bays are limited; on the new-build sites there is usually more room to park close to the work.
Ede is 50 kilometres from Utrecht, in one go along the A12. That drive does not eat up part of the day, so the driving time does not have to take half a working day away from the work. For larger jobs we can schedule several days in a row. Then the curing simply carries on between two working days.

What we do most often in Ede
Expansion joints in prefab facades
On the redeveloped sites on the east side there is a lot of prefab. Between those elements runs an expansion joint that continues for tens of metres. The width follows from the movement and not from the eye: at least 8 mm for elastic sealant, and the depth is the width divided by three plus 6 mm. Behind the sealant belongs a closed-cell PE backing rod.
More about this serviceSteel windows in old factory buildings
The Enka site and the barracks buildings have been converted into homes and offices. There are steel windows there with glazing sealant that is sometimes still original. If it dates from before 1994, it is suspected of containing asbestos. We cut nothing out there until it is established what is in it. What the asbestos survey finds determines who takes it out: glazing sealant with at most 5 per cent chrysotile may go under risk class 1, with putty and in most other cases it is risk class 2 and it goes through a licensed asbestos removal company. That runs through an asbestos survey and a licensed removal company.
More about this serviceBathrooms in detached houses
Around Ede there are many detached and semi-detached houses from the 1960s and 1970s, with bathrooms that are due for their second or third round. Acrylic cannot cope with that: it stays sensitive to water and gives up where people shower every day. Silicone goes in, or a hybrid, always with an anti-mould agent in it. The joint is made at least 8 mm wide and 6 mm deep, because any narrower and it does not follow the movement of a full bath.

Which sealant on what, and what it costs
The substrate decides the sealant
Four substrates usually determine in Ede which sealant goes in, and each asks for something different. Brickwork in the older districts is porous, so the flanks have to be dust-free and sometimes primed. Prefab concrete on the new-build sites is alkaline: no acetoxy silicone belongs on it, because it loses its adhesion there. Powder-coated aluminium in the newer window frames only adheres after thorough degreasing. And the bluestone sills at the old barracks and factory buildings call for natural stone sealant with chemically bound plasticisers. Ordinary sealant migrates into the pores and leaves a dark edge, often only visible after weeks, and you never get it out again.
Costs and lead time
On the redeveloped sites on the east side an expansion joint in prefab runs in a straight line across the whole facade. Such metres weigh differently from the few joints of a bathroom, and that is where the sliding scale comes in: we charge per linear metre, and the more metres there are in the same job, the lower that price per metre. If maintenance on a whole block is on the schedule, have it priced as a whole and not per home. We are not putting amounts here yet, because the rates have not been fixed yet. Replacement costs more than new, and in Veldhuizen and Maandereng you can see why: when the plastic window frames went in there, the connection to the brickwork was sealed once already, and that old sealant has to come out completely first, down to a clean flank. That cutting out is the work; the sealing itself goes quickly after that. What we apply comes with a 2-year guarantee, and that is only possible because nothing old is left underneath. What a guarantee cannot cover is movement: a joint that moves more than the sealant can handle, or a joint that someone else has made too narrow, falls outside it. That is why we measure beforehand how much movement the joint sees. If it turns out too tight for the material around it, you hear that before we start and not when it cracks open again. Also count on curing time, roughly 2 to 3 mm per day. If you have no second bathroom at home, you cannot shower for two days afterwards, so such a joint is more convenient at the end of the week than halfway through. For a contractor handing over on the new-build sites, that same figure means that sealing does not fit on the day before the keys are handed over. If you are unsure whether it fits your schedule, ask: you get a reply within 15 minutes on working days.
Two routes
Business or homeowner in Ede
Business sealant work in Ede has three faces. On the redeveloped sites on the east side it is about facade and window frame sealing at handover and about expansion joints in prefab. In the districts from the 1970s and 1980s it is about maintenance that is tendered per block. On the business parks along the A12 and the A30 it is about the sealing work at the end of a fit-out project. If you are a contractor, painter, property manager for a homeowners' association (VvE) or maintenance company, send the specification or the detail drawing with your request. Then we check the joints against the movement they will see, before a single metre of sealant goes in. For subcontracting we apply the VAT reverse charge.

Questions from Ede
What people in Ede ask most often
We are building with prefab on one of the barracks sites. What do you look out for?
Width and depth, and those follow from the movement. At least 8 mm wide for elastic sealant, and the depth is the width divided by three plus 6 mm. So an 18 mm joint becomes 12 mm deep. The sealant has to be thinner in the middle than at the flanks, otherwise it cannot stretch. Send the detail drawing with your request, and we check whether the joint can handle the movement.
My flat is in an old factory building with steel windows. Can you reseal those?
Yes, but not blind. In buildings of that age there is a good chance that the glazing sealant and the putty still date from before 1994, and then they count as suspected of containing asbestos. We take nothing out until an asbestos survey says what is in it; if the result is positive, the removal goes through a licensed asbestos removal company. If it turns out clean, we simply take it on as window frame sealing. That saves time and money, but it has to be in that order.
Why does my facade joint crack if the ground here does not settle?
Because the crack usually does not come from the ground but from temperature. Look at where it is. If the sealant comes away along the flank, it is adhesive failure: wrong preparation or the wrong sealant on that substrate. If the crack is in the middle of the joint, it is cohesive failure and the joint was designed too narrow. In that second case refilling does nothing: the joint has to be made wider. Between 8 and 30 mm we can rebuild it. If it has to be wider than 30 mm, sealant is no longer the solution and a joint profile belongs in it.
When is the best time to have my facade joints looked at?
In the cold season. Then the building components are contracted and the joint is at its widest, so you see straight away how much stretch is left in it. In August on a warm facade almost every joint looks closed. A first inspection belongs within a year of handover, then every two years. At a sill, also check the drainage slots: if those are sealed shut, that wrecks the insulating glass in time.
Do you also come to Lunteren, Harskamp, Otterlo or Bennekom?
Yes, all of that belongs to the municipality of Ede and it falls within our service area. Useful to know, though: the villages lie far apart, from Ederveen to Otterlo is a good half hour. If you have several addresses or know someone in the same corner, say so. Then we put them on the same day and that saves driving time and therefore money.
