Sealant work in Zeist

On the north-east side of Zeist lies the sand and gravel of the ice-pushed ridge; towards the south-west the landscape slopes down to the Kromme Rijn area with its old stream ridges. In between is a transition zone, not a line. Most of Zeist stands on sand; on the south-west side the river deposits begin. That makes a difference for a cracked joint.

What matters in Zeist

Sand, clay and what the joint notices

Villas and 1930s houses on the edge of the woods, terraced houses and deck-access flats from the 1960s and 1970s, and recent new build in Kerckebosch.

The Wilhelminapark is a nationally protected conservation area, a villa park from around 1900: bluestone sills and wide runs of timber window frames, with glazing sealant that may date from before 1994. The Lyceumkwartier is 1920s and 1930s, with the same kind of work. Vollenhove was built between 1956 and 1970, with deck-access blocks from the end of that period where concrete joints and balcony connections go along with the planned maintenance. Brugakker, Nijenheim, Crosestein and Couwenhoven were built between 1972 and 1977: terraced houses with bathrooms that are due for their second round. In Kerckebosch the post-war deck-access flats have almost all been demolished since 2014 and replaced by new build among the trees.

On the sand of the ice-pushed ridge a house hardly settles, so the movement in a joint comes from temperature. A four-metre run of timber window frames moves more in the sun than a narrow joint can take. If the sealant cracks down the middle, the joint was designed too narrow and refilling does not help. On the Kromme Rijn side settlement can play a part, and then the width matters more than the brand of sealant. Settlement is not covered by our guarantee. What we do is measure the joint against the movement that is there, and say in advance what a guarantee cannot cover.

The centre has paid parking with permit zones, and the zone was extended again in 2026. For a job around the Slotlaan we ask in advance where the van may be parked. In the avenues on the edge of the woods it is the other way round: gravel drives, low-hanging branches and houses set far back from the road. Count on a long extension reel there, and on power from the garage. Zeist has no low-emission zone.

Twelve kilometres by road from Utrecht city centre, via the A28 or the Utrechtseweg. That helps with the planning: we start here in the morning without the drive eating up the day, and a second visit does not cost a whole day. You assess a joint most sharply in the cold season, because the building components are then contracted and the joint is at its widest. Only then do you see what it does.

The work here

What we do most often in Zeist

Window frames on the edge of the woods

The villas here have wide runs of timber window frames. Such a joint may adhere on two sides and not on three, otherwise the middle cannot stretch. So a closed-cell PE backing rod goes in behind: outdoors, it does not soak up water. How wide the joint becomes follows from the movement of the timber, not from what is in it now.

Bluestone and natural stone

Bluestone sills, natural stone plinths and marble window sills are everywhere in the villa districts. No acetoxy silicone may go on those, and no sealant with free plasticisers: they migrate into the pores and leave a dark edge along the joint weeks later. Polishing does not help by then. That is why natural stone sealant goes in, with plasticisers that are chemically bound. For a sill that has been there since the Wilhelminapark was laid out, that matters a great deal: the sealant you replace again later, the stone you do not.

Bathrooms in Zeist-West

In Brugakker, Nijenheim and Couwenhoven there are terraced houses from the 1970s with bathrooms that have already been opened up once. New sealant adheres only to a clean, sound substrate, and an old sealant residue is not that. So the whole joint has to come out before anything new goes in. Count on more cutting-out time than with an original bathroom. Acrylic does not belong here: it disperses under prolonged exposure to water.

How we approach it here

Which sealant on what, and what it costs

The substrate decides the sealant

In the Lyceumkwartier a single window frame often has three substrates at once: painted timber in the frame, bluestone in the sill and brickwork in the reveal. If paint has to go over it, it becomes acrylic or an overpaintable hybrid, because silicone does not take paint. Only natural stone sealant goes on the bluestone. In Vollenhove and the post-war flats it is concrete, and concrete is alkaline: acetoxy silicone loses its adhesion there. In new build from recent years you mostly find powder-coated aluminium and plastic, and plastic expands six to eight times as much per degree as concrete. So that is where most of the movement is, and the joint width follows from it. That is why we choose the sealant by the substrate. S 125 is our standard, but it is not the answer to everything.

Costs and lead time

What it costs here depends mainly on how many metres are done in one go. We charge per linear metre, and there is a sliding scale on the size of the job. In Vollenhove that counts most: the concrete joints and the balcony connections of a whole deck-access block can be done in one set-up, and that brings the price per metre down far more than when a section is touched up each time. On the edge of the woods it works the same way. If you include all the facades of a villa in one round, that counts for more than only the sunny side that catches the eye first. Replacement costs more than new. In the terraced houses of Brugakker and Nijenheim the work is not in the application but in cutting out the old joint; in the new build in Kerckebosch that part falls away. There are no amounts here yet, because the rates have not been fixed: after a site survey you get a tailored price. Sealant cures at roughly 2 to 3 mm per 24 hours, so after sealing you cannot use the shower for two days. Bear that in mind when choosing a date. Our work comes with a 2-year guarantee. If a homeowners' association (VvE) works in several rounds, we agree per round when that term starts.

Two routes

Business or homeowner in Zeist

Along the Utrechtseweg and the Driebergseweg there are offices in old villas and country houses. There it is about facade joints, sills and glazing that needs checking. On Dijnselburg and the business park in Zeist-West there are industrial units with concrete elements: expansion joints and connections at the plinth. In Vollenhove and Zeist-West there is a lot of stacked housing, and there sealant work usually goes along with the planned maintenance, at the same time as the repainting cycle. If a painter, contractor or interior fit-out company is working on a building here, we take on the sealant part, including the final sealing of kitchens and worktops. As a subcontractor, it goes with the VAT reverse charge.

Questions from Zeist

What people in Zeist ask most often

Why is the sealant on the north side of my house the first to go?

Trees and shade. A facade under overhanging greenery dries more slowly, and a joint that stays wet for days looks dirty sooner. More important is what lies underneath: if the sealant comes away along the edge, it is the adhesion on the flank that is failing. We prefer to look at this in the cold season: the building components are then contracted and the joint is at its widest.

Our house is in the protected conservation area around the Wilhelminapark. What do you look out for?

Mainly at what is in the glazing rebate now. Glazing sealant and putty from before 1994 are suspected of containing asbestos, risk class 2. We cut nothing out there until it has been tested what is in it, and the removal belongs with a company that is licensed for that work. The rest is handwork: bluestone and old timber each call for their own sealant, and we match the colour to the existing paintwork.

In our deck-access flat in Vollenhove the joints between the concrete elements keep cracking open in the same place. Where do you start?

First, measuring the joints. The width follows from the movement the concrete elements make and not from what is there now: below 8 mm elastic sealant does not work, and the depth is the width divided by three plus 6 mm. Behind the joint goes a closed-cell PE backing rod, so that the sealant adheres on two sides and not on three. No acetoxy silicone goes on concrete: it loses its adhesion on an alkaline substrate.

Our bathroom in Kerckebosch is new. So why is the sealant already going mouldy?

Usually it is the air and not the sealant. A new-build bathroom must be able to extract 14 dm³/s; if the grille is closed or the ventilation runs on the lowest setting, the joint stays wet for hours. Do not tackle it with bleach. Chlorine-based cleaners wash the anti-mould agent out of the sealant and make the edge porous, so afterwards it comes back faster than before.

Do you also come to Den Dolder, Bosch en Duin and Austerlitz?

Yes, that is the same municipality and the same drive. Austerlitz lies higher and deeper in the woods, so the point about slow drying applies most strongly there: exterior joints on the shady side last less long than on an open street. Huis ter Heide, Bunnik, Odijk and Driebergen are also part of this drive. For the planning it makes no difference whether you are in the centre or on the edge.
