Sealant work in Odijk

Odijk is small and that works in your favour. A large part of the housing stock consists of neighbourhoods put up in a single period, with the same window frames and the same sealant from the same year. What is going on at your house is going on at the neighbours' too, and having the work done together saves more here than in a city.

What matters in Odijk

Small village with identical houses

A village centre on the Kromme Rijn with older ribbon development, and post-war residential neighbourhoods in clearly defined building phases.

Along the old road through the village there is scattered building of varying age with timber window frames and older glazing; anything dating from before 1994 counts as suspected of containing asbestos until testing shows otherwise. The post-war neighbourhoods around it were built in rows, with identical window frames and detailing within each building phase. Those houses are well past the first replacement round for their facade sealant. Towards the countryside there are scattered farmyards with outbuildings, where different substrates and larger joint widths come into play than in the built-up area.

What makes Odijk different in practice from a larger place is the scale. In a village of this size neighbours know each other and a shared commission is quickly arranged. For us that means we can do several addresses in one visit; for you, that the fixed part of the price is spread over several houses. In a small village a quarter of an hour's drive away, that is the difference between smaller jobs being worth it or not.

Parking is no problem here: quiet streets, room outside the door and no permit-parking zone. Along the through road stopping is less straightforward, and then we look for a spot in advance. In the countryside we ask about the access route: a narrow causeway or a farmyard that softens after rain is difficult with a fully loaded van, and we would rather know that beforehand.

Fifteen kilometres from our base, twenty minutes' drive. Perfectly doable for a bathroom or a set of window frames; for one single joint a minimum charge applies, which you hear in advance. If neighbours join in, that point practically disappears, because the visit then pays for itself anyway and the price per address drops.

The work here

What we do most often in Odijk

Window frames in the building phases

The post-war houses often still have the connection joint from when they were built. It has hardened, come away on one flank and lets water through to behind the window frame. Because whole rows were built at the same time, the picture at the neighbours' is usually identical. We assess that per house and can then work in series.

Glazing in the ribbon

In the older buildings along the through road there is glazing that has hardened and is coming away at the edges. Rainwater then seeps along the pane into the rebate and attacks the timber from the inside. We take the old edge out without damaging the glass and tell you if the timber needs repairing first.

Farmyards and outbuildings

Towards the countryside there are barns and sheds with profiled steel sheeting, concrete and untreated timber. Those materials move differently and each calls for its own product; on coated steel an ordinary facade sealant does not adhere permanently. We set the joint width based on the expected movement, because it was often too tight to begin with.

How we approach it here

Which sealant on what, and what it costs

The substrate decides the sealant

In the built-up area the flanks are mainly painted timber and post-war brickwork. On painted timber the sealant adheres to the paint layer and not to the timber underneath; if that layer is loose, the joint comes off with it, so we work back to sound material before anything goes in. Post-war brickwork is generally hard enough to do without primer, provided the cut face is clean. Along the ribbon you come across older, more porous brickwork that draws the binder out of a sealant and so does need pre-treatment. In the countryside the picture changes completely: coated steel is smooth and needs chemical adhesion, concrete is dusty at the cut face, and untreated timber takes in moisture and therefore moves more than painted timber.

Costs and lead time

What you pay follows from metres, accessibility and removing the old joint. In a village of this size the advice is almost always the same: coordinate it with the neighbours. Travelling out, unpacking, masking off and clearing up is the fixed part of every job, and you pay for that once if we do several addresses on the same day. With three houses that makes a noticeable difference per house. For buildings dating from before 1994, asbestos testing comes before the quote. For a bathroom we usually allow half a day, with the curing time added so that you know when you can use the room again.

Two routes

Business or homeowner in Odijk

For property managers and contractors it is about manageable complexes of identical houses here: one site survey per building phase is enough and the price per metre stays keen as a result. Because distances within the village are small, hardly any time is lost moving around. For stock dating from before 1994 we include the asbestos question in the preparation. In the countryside we work for agricultural clients on long runs on steel, concrete and timber. Handover per address in images.

Questions from Odijk

What people in Odijk ask most often

Is it worth your coming out to such a small village?

For a bathroom or a set of window frames, certainly; Odijk is fifteen kilometres away and that is a quarter of an hour's drive. For one single joint a minimum charge applies, because travelling out and clearing up take time in any case. You hear that amount in advance. The most practical thing in a village of this size is to involve the neighbours: the visit then pays for itself anyway and everyone pays less than if we came three separate times.

How do I arrange that with the neighbours in practice?

Simply ask them whether they have the same problem; in a street that was built in one go, the answer is usually yes. When you make your request, say how many addresses are involved and which ones, and we make one site survey and one schedule. Everyone gets their own price and their own invoice; the only thing that is shared is the fixed part of the costs. So you do not have to finance anything together or settle up among yourselves.

Do you also do the barn on my farmyard?

Yes, and it is sensible to include that in the same visit. On a farmyard you come across profiled steel sheeting, concrete and untreated timber, often on the same facade, and each calls for a different product. Separate appointments cost you the fixed part of the price twice. What we ask in advance is whether the van can get onto the yard; a narrow causeway or soft ground is not a good idea with a full van.

Can a joint also be too wide?

Yes, and that is a less well-known mistake than too narrow. A sealant joint works best at a certain ratio between width and depth; if it becomes too wide or too deep, it can no longer distribute the movement evenly and it cracks in the middle. That is why with wider joints we put a backing rod at the back, so that the sealant adheres only to the two flanks and keeps its correct thickness.

How quickly can you be here?

We reply to a request within 15 minutes on working days, and then you hear when we can come and take a look. How quickly the work can follow depends on the schedule and on the weather: outdoor work needs a dry substrate and a sufficient temperature to cure properly. In the event of a leak or water damage we see whether it can be brought forward. What we do not do is promise a date that we then have to move.
