Sealant work in Apeldoorn
Apeldoorn lies on the sand of the Veluwe. A foundation settles little here, so what a joint has to withstand usually comes not from settlement but from heat and cold. And inland the difference between a winter night and a summer afternoon is greater than on the coast.

What matters in Apeldoorn
Sand, timber and a lot of facade per home
Spaciously laid-out low-rise housing: detached and semi-detached from the sixties to the eighties, 'cauliflower' estates from the seventies and eighties, and villas from the thirties and around 1900.
De Maten was built between the early seventies and the late eighties: seven neighbourhoods where the building year is the same within each neighbourhood, so the sealant work there falls due neighbourhood by neighbourhood, all at once. Where the original timber is still in the facade, the window frames and the bathroom are the same age, so there it is about connection joints and shower trays. Zevenhuizen is from the sixties and seventies, with flats as well, and then the work is in facade joints at height. Zuidbroek next to it is still being built; in new build there is plastic and aluminium instead of timber. In Berg en Bos, largely from the thirties, and along the Loolaan stand villas from the nineteenth century and from around 1900 with timber windows.
On sand a house settles differently from on the peat and clay in the west. Subsidence is rarely the culprit here. The movement comes from the building component itself, and inland that is greater: it freezes harder here and it gets warmer than on the coast. So joint width follows from that movement and not from what looks good. Below 8 mm, elastic sealant cannot stretch.
The municipality is large. From Uddel to De Maten takes you half an hour, and at Hoog Soeren and Radio Kootwijk the last metres run over a sand track. In the districts themselves there is room: driveways and wide streets, so the materials can stand next to the work. The city centre does not become a zero-emission zone until 2030, so with a van you do not run into that there yet.
Seventy kilometres by road from Utrecht, and almost all of it motorway. Allow a good hour, provided we do not have to join the A1 in the morning rush hour. With more work in Apeldoorn, scheduling it back to back is the obvious choice: then that drive does not have to be made again every day. If the work has to be done in phases, say so. Then we take that into account in the scheduling and in the quote.

What we do most often in Apeldoorn
Window frames of a detached house
A detached house has facade on four sides, so the metres add up. Usually you can reach it without scaffolding, and that makes a difference. If there is painted timber, it becomes acrylic or a paintable hybrid. Silicone cannot be painted over, and then at the next repainting cycle there is a shiny stripe in your window frame.
More about this serviceBathrooms in De Maten
In homes of that age the bathroom is often still the first or second the house has had. Acrylic does not belong in there: it disperses under prolonged exposure to water. We cut out the old joint, let the rebate dry, put in a closed-cell PE backing rod and apply the joint afresh. At least 8 mm wide and 6 mm deep, otherwise it cannot work.
More about this serviceGlazing sealant in the old villas
In villas of that age the windows may still hold the original glazing sealant. From before 1994 it is suspected of containing asbestos, risk class 2. We cut nothing out until it is established what is in it. If it turns out clean, we take the glass out, strip the rebate bare and reglaze it.

Which sealant on what, and what it costs
The substrate decides the sealant
In the older districts there is a lot of painted timber in the facade, and paint has to go over it. Silicone is not paintable, so it becomes acrylic or a paintable hybrid. If renovation has been done with plastic window frames, the sum changes: PVC expands by 70 to 80 ×10⁻⁶ per degree, aluminium by 23 to 24 and concrete by 10 to 12. The same joint then has to be wider: up to 30 mm it remains sealant work, above that no longer. Under the window frames here there are often bluestone sills. No acetoxy silicone may go on those, because the acid attacks limestone. And it has to be a natural stone sealant without free plasticisers: otherwise they migrate into the pores and give a dark edge that never comes out again. In bathrooms it is usually glazed tiling with an acrylic shower tray, and on the business parks concrete and powder-coated aluminium.
Costs and lead time
We charge per linear metre, with a sliding scale: more metres means a lower price per metre. In Apeldoorn that adds up, because a detached house simply has a lot of window frame. Replacing costs more than new, because the old sealant has to come out completely first and that takes more time than the sealing itself. We do not name amounts here: a price we cannot deliver on is no use to you, so you get it only after the site survey. Allow two days before showering again, because sealant cures at roughly 2 to 3 mm per day. You have a reply within 15 minutes on working days. The work comes with a 2-year guarantee. That guarantee covers our joint and not the movement of the building: movement of the structure falls outside it. What we do is measure the joint in advance against the movement that is there, so that it is not laid too narrow. We say that in advance and not afterwards.
Two routes
Business or homeowner in Apeldoorn
For business, the sealant work here is mainly in planned maintenance and renovation: facade joints that go along with a repainting cycle, bathrooms a block at a time, connections after the finishing works. If the scaffolding is up anyway, the facade joints can go with it: that saves scaffolding a second time. If you are a painter, maintenance contractor, property manager for a homeowners' association (VvE) or residential property manager, you can place that sealant work with us separately: one work description for the whole block instead of an appointment per home. On the business parks at the Beekbergen interchange, where the A1 and the A50 cross, it is about expansion joints in concrete floors and connections to powder-coated facade cladding. If we work under a main contractor, we apply the VAT reverse charge.

Questions from Apeldoorn
What people in Apeldoorn ask most often
Our house stands on sand. So why does the sealant crack anyway?
Because it is rarely down to the foundation. On sand it stays fairly still. What moves is the building component itself, through heat and cold. If the crack is in the middle of the joint, it was laid too narrow for that movement; refilling does not solve that, it has to be wider, and above 30 mm sealant no longer holds either. If the sealant comes away along the flank, there was dirt, moisture or no primer underneath. So we first look at which of the two it is.
Our window frames are under the trees. What does that do to the sealant?
A facade under overhanging greenery dries more slowly and holds on to deposits, especially on the north side. That does not eat into the sealant, but it works against the adhesion along the edges. Do not go over it with bleach: that washes the anti-mould agent out of the sealant and makes the edge porous, so after that it goes faster. Look at it every two years, preferably in the cold season, when the joints are open at their widest.
Our villa is a listed building. Can that old glazing sealant just come out?
Two things come into play. Glazing sealant and putty from before 1994 are suspected of containing asbestos, risk class 2 as standard, so first it has to be established what is in it. And with a listed building, ordinary maintenance is only permit-free as long as material, colour and detailing stay the same. If you go from putty to a sealant joint, the appearance changes and you have to check that with the municipality beforehand. We only start once both are settled.
The floor joints in our warehouse at the Beekbergen interchange are cracking. What now?
First measure how wide the joint is and how much it moves. Concrete expands by 10 to 12 ×10⁻⁶ per degree, so in a warehouse that heats up in summer that adds up considerably over a long run. The depth should be the width divided by three plus 6 mm, with a PE backing rod underneath so that the sealant adheres on only two sides. If it also adheres to the base, it cracks again.
Do you also come to Uddel, Hoenderloo or Hoog Soeren?
Yes, those villages belong to the municipality of Apeldoorn and we come there too. Useful to know: the municipality is spread out, so say if there are more addresses. Then we look at whether we can combine them in one trip. If the building is on a sand track or behind a long driveway, say that too. Then we know whether the van can get right up to the facade or whether we have to carry materials some distance.
